The applicant, Huntly Property Holdings, proposes to subdivide 5.9 hectares on the Midland Highway site.
In addition to 70 residential allotments, the application has designated six lots for medium-density development.

These lots will be single storey and less than 300 square metres, with approval also sought to construct a dwelling on each of the six lots.
Vehicle access will be via a rear lane.
More than half of the 70 subdivided lots will range between 400 and 499 square metres, the application said.
The planning permit application will be known as stage 3 of the Provenance Estate development, and will follow the completed first stage and near completed second stage of the development.
Council issued a planning permit for the subject site on November 2, 2018, with the endorsed plans associated with the permit identifying 137 lots to be completed in six stages.
A number of amendments have been undertaken to those approvals, including changes to the staging plans, with the developer deciding to continue development in the east, instead of developing further north.
Part of the proposed stage three subdivision has already been approved, but the majority of land in this stage will be on a separate parcel, so a new planning permit is being sought.
The site is not located within an area of Aboriginal Cultural Heritage Sensitivity.
The application has been referred to council's planning department for consideration.
