Bendigo's central post office building will go under the hammer next month as the city's commercial property market continues to gather momentum.

The high profile Australia Post site enjoys frontage to three CBD streets as part of its prized Commercial 1zoning, and is situated on 1094 square metres. The ground floor of the building is currently leased to Australia Post and upstairs is home to the Millson Business Centre, which enjoys more than 90 per cent occupancy.
Approximately $2.5 million has been spent on the property in the past five years.

Selling agents for 39-43 Williamson Street are commercial specialists Burges Rawson and Dungey Carter Ketterer.
Burgess Rawson sales executive Beau Coulter said there had been strong levels of inquiry for the property, which given its location, key tenant, profile and frontages, should attract offers in the vicinity of $5.5 million at auction.
"Regional centres have in general been buoyed by the pandemic," he said.
Opportunities that include tenants that provide services deemed of an essential nature - such as Australia Post, Centrelink or other government organisations were especially sought after, Mr Coulter said.
The decision by Qantas to offer flights between Bendigo and Sydney had also helped lift Bendigo's reputation among the investment community and helped drive growth in the region's economy, he said.
The estimated combined net rent for the premises is $321,199 per annum, plus GST.

Mr Coulter said the firm's February auction saw 21 of 23 properties sold, while in March all 26 lots to go under the hammer were sold - further indications of the strong demand for commercial offerings.
A second major commercial opportunity for investors presents on Bridge Street, on the fringes of the CBD.
The large, contemporary building leased to the state government at 71 Bridge Street is also expected to attract strong inquiry via an expressions of interest sale process closing on Thursday, May 27
Colliers' Travis Hurst, Matthew Stagg and James Lawson have been appointed to sell the 1,252sqm building, situated on a 1,951sqm site at the northern end of the Bendigo CBD.
"This is a modern, two-level complex purpose-built and fitted out for the Victorian Government in 2015," Mr Stagg said.
"It features open and private spaces offering full staff amenities, end-of-trip facilities, an internal lift and a balcony on the first floor."
Leased to the state government until 2025 (with options to 2035), the property offers a healthy return of approximately $412,564 per annum (effective May 2021) and fixed 3.5 per cent annual increases.
The building is occupied by the not-for-profit, government funded Centre Against Sexual Assault, and has dual frontage to Bridge Street and Uley Street, as well as car parking for 30 vehicles.
Mr Hurst said agents expected the asset to attract significant interest, particularly as Bendigo was becoming an increasingly popular destination for a range of investor groups.
