LOTS 1 and 3 of Fortuna Villa are officially on the market after the City of Greater Bendigo granted a planning permit on Monday.
The State Government approved the subdivison of the site in August, paving the way for two large residential developments.
Fortuna Villa owner Paul Banks said achieving a council permit allowed the plan to move to the next stage.
"The requirements for a certified plan have no surprises and will be actioned promptly," he said.
"This is a great opportunities for developers to express interest in one of Bendigo's most sought after addresses."
Mr Banks plans to develop the villa itself, on Lot 2, into a commercial tourism site.
"Both allotments will be zoned residential and the Fortuna site will continue to receive restoration in conjunction with Heritage Victoria," he said.
"Once the endorsed plan is approved, we will apply for permits to use Fortuna as a function centre and cafe."
Lots 1 and 3 contain old barracks, with plans to replace the buildings with medium to high density housing, likely in the form of townhouses.
