Craig Tweed said there had been about 20 inspections at the mansion from a wide range of individuals, developers and companies.
He said there had also been interest from the hospitality industry, which could use the property as a hotel.
"I can assure you the Defence Department are very willing sellers," Mr Tweed said.
"Someone's going to end up with a very special property at a very special price.
"I will very surprised if it doesn't sell this time round."
Mr Tweed said all people who had inspected the property had been keen to take into account the public's views on the property.
"I can say categorically that everyone that has looked at it has got the public in mind for their plans with this particular property," he said.
"Everyone that has been through it realises what a sensitive issue this property is for Bendigo."
Mr Tweed said he wouldn't know the reserve price until the day, but said a previous valuation of about $3 million seemed excessive.
With the auction looming, we want to know, do you really want the 1850s mansion saved?
