Bendigo council has received a planning application for an 802-lot, twelve staged residential subdivision in Huntly.
The applicant, Kaufmann Property Consultants, is seeking to subdivide a 53.82 hectare site off the Midland Highway, as an extension to the Viewpoint estate.
Viewpoint is a 110.9 hectare site, which includes existing subdivisions, with the 53.82 hectare proposal part of the development.
Viewpoint's application said its vision is to create a high-quality, contemporary residential precinct that integrates the existing fabric of the Huntly township, landscape and natural environment to create a connected community of new housing.
Six significant trees have been noted on the site, of which four will be retained and two will be removed.
One of the two trees that will be removed is dead, while the other is in poor health, according to the application's Arborist Report.
The subdivision seeks to create a master-planned residential community that offers access to future development to the east, well connected and legible vehicle access and an open space network that incorporates natural systems.
Sawmill Road, Sherwood Road and Tuckers Road, all currently unsealed roads, would form the developments main boundaries.
The existing Viewpoint development, stage 14, has five remaining lots for sale, ranging between 630sqm and 3017sqm.
The advertised price of these lots is between $140,000 and $230,000, with the land expected to title in the second quarter of 2021.
Viewpoint's development is the culmination of strategic work by the City of Greater Bendigo to designate new growth in Huntly to accommodate the growing population, according to the application.
"Future residents will have excellent access to existing and future facilities and services, including schools, shops and other facilities," the application said.
Greater Bendigo Planning Scheme Amendment C136 Huntly Township Plan, published in August 2010, outlined the suburb's land supply and growth areas.
