The report, Renting in Victoria: Snapshot 2020, was prepared by the Commissioner for Residential Tenancies and showed about one quarter of all regional Victorian households are renting.

Tweed Sutherland First National director Matt Leonard said Bendigo's current rental market is the strongest he has seen.

"We calculate our residential vacancy rate weekly and this morning it was 0.1 per cent," Mr Leonard said.

"The Bendigo market is so strong because of this low vacancy rate, which leads to higher rents, greater rental returns and yields and higher property prices."

According to figures from the Department of Health and Human Services, the median rental price in Greater Bendigo was $325 in the June quarter, compared to $330 in March.

Bendigo's quarterly rental price is equal to Ballarat and less than Geelong, which boasts a median price of $370.

Mr Leonard said fewer tenants are moving house amid the coronavirus pandemic, which is causing rental prices to remain steady or decrease in some areas.

"We are finding when tenants vacate, rents are generally always going up, however due to the coronavirus pandemic, there hasn't been a lot of tenants vacating properties during the last quarter," he said.

In the Loddon Mallee region, the highest median rental prices were posted in Macedon Ranges Shire, where its 143 rental properties fetched $430.

Minister for Consumer Affairs Melissa Horne welcomed the report and said it brings together a range of data from various sources for the first time in one easy-to-read report.

"Future editions of the report will help us identify and respond to emerging trends, which can help us create stronger outcomes for renters, something we continuously strive for," Ms Horne said.

The report outlined that landlords who owned one property made up almost three-quarters of Victoria's landlords, while just four per cent of landlords owned four or more properties.
