Current owner Mandy Burrill-Grinton has stepped aside from the pub due to growing health concerns.
"My husband still works full-time in Bendigo so I took on the hotel by myself," Ms Burrill-Grinton said. "Hotels are very demanding and I've had some ongoing health issues which have gotten the better of me.
"It's still all a bit raw and I'm quite emotional about it. But I'm rapt with what we have done and I couldn't have done it without the support of my family and staff."
The Bridgewater Hotel closed a year ago when the previous owners said they were were unable to maintain increasing utility costs and poor trade.
But Ms Burrill-Grinton revived the flagging business in December last year after a four-month renovation. She said business has been "amazing" since she recommenced trading.
"We haven't found there's been poor trade at all," she said. "The business has just boomed.
"When we reopened the doors late last year, we had no idea about what it was going to bring. But it has brought the community together again.
"We took a big gamble but the community has welcomed us with open arms. It has just been incredible. The people we have met have become ongoing friendships. It's something that we will sustain forever."
Ms Burrill-Grinton said while she did not want to give up the hotel, she hoped the new owners would continue her vision.
"I really want the right people in there," she said. "We want someone who has outgoing people skills and welcomes everybody from all walks of life.
"We would love someone who is passionate and has drive. It's a massive opportunity for somebody.
"But it is a hard job to do with it being seven days a week. It would be great if a couple of people got together to form a group to run it together."
The property was placed on the market on Sunday and has already garnered some interest, Ms Burrill-Grinton said.
"There is a 10-year lease being offered and some people are saying that it's far too cheap," she said.
"But I'm not in the market to make money. Money means nothing to me at the moment. I'm just focusing on health and happiness."
