Both buildings were well alight when firefighters were called to the blaze just after 1am.
A resident asleep in one of the buildings was woken by a passer-by who banged on the door and managed to escape the building on their own.
Firefighters with breathing apparatus then entered the building to make sure no one else was inside.
District 16 Duty Officer, Operations Officer Paul Ditchburn said the fire was brought under control within 90 minutes, and an adjoining business was saved through the hard work of attending crews.
CFA say the fire is not suspicious, but the cause is not yet known. Fire investigators will attend the scene on Tuesday morning.
The Avoca CFA attended the blaze with two tankers an a pump, supported by surrounding brigades from Maryborough,Amphitheatre, Lexton, Natte Yallock, Warrenmang and Ballarat.
