Emergency services were called to the property on Majorca Road in Craigie at 6.40pm with reports a car had rolled into a tree.
The 37-year-old male driver was still trapped by a large branch on top of his car when SES and CFA crews arrived at the scene.
The SES freed the driver and he was airlifted to the Royal Melbourne Hospital with head injuries late last night. He remains in a serious but stable condition.
The crash occurred near the intersection with Pryces Road and no other vehicles were involved.
Acting Sergeant Jacquie Hooper said police were yet to speak to the driver and were still investigating the cause of the crash.
