Attention to detail is paramount to create a warm inviting feel as soon as you open the door on inspection day. You need to present a home that appeals to the greatest number of buyers and to leave a lasting impression – remember, the potential purchasers have probably looked at five or six other properties.
Property styling is different to interior design and is a matter of presenting a home in a way to maximize the price for sale. It involves removing the owner's existing personal style of the home and changing the style and design aspects so it appeals to a broader cross section of people while still maintaining personality.
Bendigo Property Styling’s Judi Valentini specialises in preparing and styling properties for sale and has furnished and restyled properties in the local area ranging from $180,000 to $2 million. “All homes are unique and have their own style and character, and it’s my job to capture that and ensure the property reaches its full potential, which in turn helps to achieve a premium sale price and faster sale,” she says.
“I put myself in the mindset of the potential purchaser and ‘set the stage’ for the purchaser to fall in love with the property and imagine themselves living there. I want them to want it.”
When it comes to preparing your home for sale, Judi says there are two main options, restyling using a homeowners existing furniture and display furniture rental packages.
“Once I’ve had the opportunity to visit the property and evaluate the existing furniture and accessories and the feel of the home, I make recommendations of what improvements, repairs or maintenance needs to be addressed, and then I begin rearranging furniture.”
Using rental packages involves furnishing an entire home with rental furniture and accessories, artwork, linen, floor rugs, lamps. “I choose the furniture and accessories to compliment the style of the home, also taking into consideration size of rooms, light and colours,” says Judi.
STYLING FOR SALE TIPS
- Create a focal point in each room, such as cushions, artwork or a vase of fresh flowers.
- De-personalise – remove all personal items including photos, certificates and bills. Potential purchasers need to think of the home as theirs and picture themselves living there.
- De-clutter – Most people know to de-clutter, sometimes you need to de-clutter again without losing the ‘homely’ feel to a property.
- Style accordingly – recognise if a property might be a popular choice for young families.
