DESIGN plans for the development of the first three sub-divisions on the Fortuna Villa site have been released.
A local consortium has submitted the plans for a group of with the City of Greater Bendigo council.
It follows council's approval of the sub-divisions earlier this year.
A spokesman for Fortuna Villa Estate said it was excited to participate in the development "in the anticipation of an approved planning permit".
"(We) believe that this will be one of the most exciting future developments in the history of Bendigo," the spokesman said.
The medium density development will provide contemporary designed townhouse apartments in a range of configurations, fitting the Heritage gardens and surrounds.
Bendigo businessman Paul Banks purchased the historic mansion in 2013 from its former owner, the Department of Defence.
His intention from day one was to open Fortuna Villa to the public and earlier this year began hosting once-a-month tours through the historic mansion.
"I envisage the development will complement the villa and allow an amphitheatre-type environment that will create the pinnacle address for a house and land purchase within the city of Bendigo," Mr Banks said.
“Extensive planning with much consideration to the heritage of the site will see this exciting new housing development complement Bendigo’s grand Fortuna Villa.”
Maher Real Estate principal Tom Maher believed the townhouses would excite plenty of interest from buyers.
"Having been part of the journey from the sale, planning, design and consultation, we are keen to move forward and can't wait to be able to provide high quality homes that have been designed for all, within such a significant location in Bendigo," he said.
"It's fantastic to be involved as a local, independent agency and we are ready to provide the attention, expertise and knowledge this project and Bendigo deserves."
Extensive renovations on the 19th Century mansion are ongoing. It was once the biggest house in Australia.
Tomkinson Group planning manager Andrea Tomkinson said te group was thrilled to be involved in the project.
"It's a real game changer for residential development in Bendigo, incorporating quality built and landscaped residences with fantastic views," she said.
"It's a great opportunity to showcase how regional centres can contribute elegant, efficient and sire responsive homes, all within a 10 minute walking neighborhood."
