DATA from real estate analysis firm RP Data has revealed a positive property trend in Bendigo during the last 12 months ending July.

Market commentator for Victoria Robert La Rocca said the real estate market in Bendigo had been performing well in the short and medium term.
RP Data's findings show properties have sold the fastest in Quarry Hill, the most expensive properties were in Maiden Gully, the most rapid growth in land values was in Strathfieldsaye and the most homes sold were in Golden Square. Findings also showed Epsom had the most number of homes on sale for the proportion of homes in the area.
Mawby Property director Andrew Murphy said the results for Quarry Hill were no surprise because it was home to period style houses close to central Bendigo.
"We have definitely seen with the market that there is a strong attraction with prospective buyers to buy period style or old style homes near the CBD," he said.
Mr Murphy said Quarry Hill properties seemed to be particularly attractive to middle aged couples with no kids wanting to be in walking distance to the city.
He said it was also unsurprising that data showed Strathfieldsaye was experiencing rapid growth.
"It's very attractive for young families looking to set themselves up for the future in regards to having kids."
Ray White director Rory Somerville said Golden Square was appealing to people buying in Bendigo for the first time because it was on the way out to Melbourne. He recently received a call from a Darwin woman wanting to buy there.
Mr Somerville was surprised that the data showed the most expensive properties were at Maiden Gully. "You've got to take the data with a grain of salt. There were sales in the last quarter of the financial year which may have skewed the data," he said.
He said property sales in Epsom had increased because residents who bought there several years ago were keen to move on.
"They predict that once a new home is built, it turns over every four to five years," he said.
