Directors of Heathcote Lifestyle Village Pty Ltd have submitted plans for the development to the City of Greater Bendigo and are awaiting council approval to start building.
They are planning to build 89, six-star homes, on land opposite the Heathcote Showgrounds, with 10 different floor-plans starting from $290,000.
The village, to be built in six stages, will include a community centre, personal clubhouse for home buyers with a communal lounge, meeting rooms, billiards room, and theatrette, outdoor barbecue area, swimming pool and gymnasium.
No objections to the development were received by council.
Director Rod Braybon believed a building permit was imminent.
Mr Braybon, who was in Heathcote yesterday, has managed lifestyle village developments for the past 19 years, most recently the Goldcare village at Pakenham, south-east of Melbourne.
He said Heathcote was ripe for a lifestyle village development.
“It’s not far from Melbourne, it’s not far from the (Tullamarine) airport and it’s close enough to Bendigo as a major centre,” Mr Braybon said.
“It also has all the facilities here in Heathcote that you require; it’s not far from the shopping centre, there is police available and it’s opposite the showgrounds.
“Instead of moving into a lifestyle village in Melbourne, you can move into a nice place like Heathcote, the wine centre of Victoria and it’s got everything going for it.”
Unlike similar developments, Heathcote Lifestyle Village offers home buyers the chance to own the freehold title on their home.
Mr Braybon said this allowed owners to mortgage their home and offered potential savings of $250,000 on properties elsewhere including Bendigo, Shepparton and Melbourne.
Heathcote Real Estate’s Adrian Harris said there had been strong early interest in the development.
“We’ve already got 35 people interested in these allotments here and who are looking at building their houses,” Mr Harris said.
“Everyone in town is backing this project.
“We are excited by the opportunity to be involved.”
