THE City of Greater Bendigo has received six submissions regarding a proposal to rezone land at Fortuna Villa.

While four submissions are in support of the proposal, two objections were received.
Owner Paul Banks has outlined plans for the historic venue, including future outdoor concerts at the site.
Noise concerns, the possibility of residential development, future planning and traffic impacts were all noted as concerns, with six residents signing one of the submissions.
There were also concerns regarding the protection of heritage values.
Following discussions, one objection was withdrawn, however one objection is outstanding.
The City of Greater Bendigo says development restrictions on the site, as well as impact assessment reports, would ensure development would be considered on an individual basis.
The report also states that any outdoor events would have to comply with the council's planning scheme as well as Environment Protection Authority requirements.
The matter will go before council on Wednesday night, where councillors will vote on the proposal.
