Of those properties, 474 are currently not in the flood overlay but are now identified as at risk of flooding and 204 homes are likely to be subject to overland flows.
Letters to all affected homeowners will be sent out on Thursday.
The North Central Catchment Management Authority has released the findings into one of the largest flood studies ever completed in Australia.
The study was completed in conjunction with the City of Greater Bendigo, was released to the community on Wednesday.
The draft results studied the areas from the Bendigo Creek catchment between Kangaroo Flat and Huntly also including the suburbs of Maiden Gully, Strathfieldsaye and Junortoun.
The last flood study undertaken in Bendigo was in 1984.
The results from the study are now considered by the Catchment Management Authority as “inadequate”.
North Central Catchment Management Authority project manager Shaun Morgan said advances in technology meant new flood maps were able to provide the authority with information for various flood events.
North Central Catchment Management Authority chief executive Damian Wells said the aim of the study was to produce updated flood maps that would eventually be incorporated into the Greater Bendigo Planning Scheme.
“Many properties have already been identified as subject to flooding from previous studies and their circumstances are unlikely to change much,” he said.
“But some properties weren’t previously identified and may now be in line to have new flood related planning controls applied to their property in the future.”
City of Greater Bendigo chief executive Craig Niemann said this project enabled the council to cater for the region’s growth.
Public workshops about the draft study will be held across the Epsom and Huntly community in the wake of the findings.
Councillor and North Central Catchment Management Authority board member James Williams said this project was a positive one for the community.
