Epsom subdivision given the go ahead

BENDIGO councillors rejected staff’s recommendations and approved a subdivision for Epsom.

Councillors approved at their meeting this week a staged subdivision of 172 lots at Ironstone and Weeks roads.

Officers had recommended the councillors refuse the application because it was “incompatible with the general character of the area” and it failed to meet a planning overlay.

A development plan overlay restricts lots to at least 4000 square metres.

But the proposed lots range from 470 to 1700 square metres, with a majority about 750 square metres.

There were four objections to the planning application.

Councillors presented an alternative motion to support the development and councillor Rod Fyffe was the only person to vote against the approval.

“We are getting the cart before the horse,” Cr Fyffe said.

He said he had “no problem with the subdivision” but the council should follow its planning processes.

Cr Fyffe said the council should have rejected the application this week and held consultations with the community before removing the overlay.

“What I think we should be doing is allowing the removal of the overlay before this (planning application) comes to council,” he said.

“Yes, I know this is going to take time; yes, I think it is something that we should be doing.

“This is one way we should and could consult with the community.”

His fellow councillors said removing the overlay before approving the development would set the project back 12 months.

I hope the council is going to something about the traffic situation at the corner of Midland Hwy and Ironstone Rd to support this development.

Ironstone road will be the main arterial road to this new development.

Turning into Ironstone road from Midland Hwy is already an accident waiting to happen. A turning lane is desperately needed.

What was once old farms is now getting the chop , but one thing remains ,its an old flood plain..buyer beware, you cant build enough concrete drainage when going against nature.. but of course there will be some million dollar study, that council has undertaken which justifies the the constant subdivision of the flattest land around bendigo.. I feel sorry for new home buyers/builders in this area.. one day it will be a case of Floody Hell.

Good one you Fyfeey , at least one Councillor likes to re quote proper procedure..and slow down things down a tad ,where as the rest of council seem to want to process things quickly, and whip them under our noses before things can be properly assessed, this may make you look like a a stick in the council mud, but at least you are honest and forthright , unlike some who no longer even live in the wards they were elcted to..

With all the extra traffic that will be accessing this new development on Ironstone road, I sincerely hope that there will be alterations made to the corner of Ironstone road and the Midland Hwy.

A turning lane in needed badly right now, will be even worse when another 200+ cars use it every day!!

The Truth, 10/02/2012, though I personally think it is desirable, there is no requirement for a wannabee councillor to be living in the ward they contest at the time of the election.

Nor do I think any councillor should be 'ball and chained' to the ward they may live in at time of election.

Peoples circumstances can change.

The new 3 wards x 3 councillors in each is likely to produce some interesting situations in regards to some who nominate and the actual ward(s) they live in when the final field is declared. This may be for better or worse - only time will tell.

I always worry when politicians vote against the advice of qualified town planners. It's almost like voting against a doctor or structural engineer. Might be one that goes to VCAT in which case will be likely to go back to original reccommendation.

I also hope that people don't start accepting that there is some kind of land shortage in Bendigo. All it is is a few developers whining that they dont hold 10 years worth of greenfield land anymore. nor should they. Follow Scott Jackman and Mark Coffee's lead, developers and start diversifying away from standard, lifeless suburbs.
