Big Hill sell-off plan

PLANS for a multi-million dollar golf course resort at Big Hill are with the State Government, despite developers putting some of the land up for sale.

Greg Williams is selling 150 hectares of the 687.9 hectares he bought for the development between Belvoir Park Road and Big Hill.

The land will be sold in four lots of 17 hectares, 44 hectares, 47 hectares and 43 hectares.

“It’s been an expensive exercise so far,” he said.

“But it’s full-steam ahead . . . this leaves us with 526 hectares for the resort and it’s with the State Government.”Earlier this year the developers lodged an application asking for the Greater Bendigo Planning Scheme to be amended to allow the resort to go ahead.

The developers want to rezone 669 hectares of land at 120 Belvoir Park Road from farming to special use and introduce different planning controls for the purpose of development.

The proposal is for an 18-hole championship golf course, 110-room hotel, 100 serviced apartments, 450 dwellings and a 500-seat conference facility.

The present farming zone is used in rural areas and encourages the retention of farming land and sustainable land management practices.

The proposed zone provides for the use of land for specific purposes and allows for detailed land-use requirements.

However, residents have raised concerns about the environmental effects of the resort, whether it would become a residential development without a golf course, traffic issues and whether it was deemed acceptable under the city’s urban growth boundaries.

The sale by Williams of 150 hectares of the 687.9 hectares initially purchased is very good news. I trust that as people express their disgust over this reckless development, and as the economic recovery takes longer and longer to eventuate, that more land will be sold off. The need for expensive pesticides and for the huge quantities of water required for this extravaganza will bring it down sooner or later.

Most probably had to sell the land because the council had no idea what to do with this project and it was taking that long and costing money. It would appear to be another one for the too hard basket, so lets send it off to VCAT. Why do we pay to have a council at all???

Where cases like this exist they should be put in the "too hard basket" and rot there. Some developments make sense and they get council approval and support. Others don't make sense but it is politically difficult for council to immediately kill it. So what does council (properly) do? They kill it off slowly by putting it in man-about-town's too hard basket.

It’s strange that that the land now being sold off contains both the bore and the dams which were supposed to have secured the water supply for this dubious development. What's next...tapping into the super pipe to Ballarat? My understanding is that COGB Planning has been waiting for months for these developers to respond to a number of legitimate concerns about this project, so please don’t paint this as the local council being difficult. Also the quote "..its with the State Government". Is this just an underhand way to bypass planning rules? VCAT has no role to play at this stage of the process so that is not what was meant by “State Government”. The project is really just housing by stealth in any case.

Wallaby I have no idea what you are talking about, maybe it is time to go back to top paddock again??? But I think you are against all types of development, what a shame you live in the past, we need all the development that we can get here, this included.
